Nexus vs. Procore for abatement and demolition.
Procore is a great construction PM platform. It's not a compliance platform for asbestos and demolition specifically. The right answer is often both.
What Procore is great at
- Submittals, RFIs, drawings, daily logs, and the document control that GCs and large contractors use to run jobs.
- Owner and GC integration: most large GCs already use Procore, so subs who use it get smoother coordination.
- Financial management at scale, with commitment, change-order, and pay-app workflows.
Where it falls short for abatement and demolition
- No native asbestos-specific credential tracking. Procore's Workforce module tracks general training cards but doesn't natively understand Class I-IV asbestos worker accreditation, fit-test currency, or the EPA RRP renovator credential.
- Not built for the 30-year retention rule. OSHA 1910.1020's long-horizon retention isn't a workflow Procore is designed around.
- No abatement-specific project structure. Procore's project record won't surface NESHAP threshold questions, project-required credential lists, or the pre-abatement checklist out of the box.
- Generic daily-log templates. Configurable, but not pre-built for abatement-specific JHA hazard categories or the daily-log pre-abatement checklist.
- Pricing. Procore is enterprise-priced, often not a fit for a 12-to-50-worker abatement shop.
The "use both" pattern
The common pattern for abatement subs on Procore-required projects: keep Procore for the GC-coordination and project-financial side, and use Nexus for the abatement-specific compliance layer (worker credentials, daily safety forms, project closeout, the long-horizon credential archive). The two systems sit side by side. We don't compete with Procore; we complete it for this trade.
When to use Procore alone
- You're a general contractor, not an abatement specialist.
- Your abatement work is incidental and you can manage it inside Procore's general workforce module.
When to use Nexus alone
- You're a focused abatement or demolition shop without a GC-grade construction PM need.
- Your customers don't require you to use Procore.
When to use both
- You're an abatement sub on GC projects where Procore is required, and you need a compliance layer Procore doesn't provide.
