The regulatory floor for demolition work
- OSHA 29 CFR 1926 Subpart T (Demolition). Pre-demolition engineering survey, utility shutoff, fall protection, stairwell and floor-opening protection, debris removal procedures.
- EPA NESHAP (40 CFR 61 Subpart M). Notification before any demolition; thorough inspection for asbestos before the work begins.
- OSHA 29 CFR 1926.62 (Lead in Construction). If the structure was built before 1978 and you'll disturb painted surfaces, lead exposure assessment and worker protections apply.
- OSHA 29 CFR 1926.1101 (Asbestos). If asbestos-containing material is present, abatement requirements apply before or during the demolition.

1. The engineering survey lives where you can find it
Subpart T requires a written survey by a competent person before any structural work starts. You upload the survey against the project; when an inspector asks, you find it in two clicks.
2. Crew credentials are current before the equipment shows up
OSHA 30 for supervisors, HAZWOPER where required, lead and asbestos certifications where applicable, equipment operator cards. Nexus tracks every credential per worker, blocks assignment when a required credential is missing, and warns when one will expire mid-project.
3. NESHAP project data lives with the project
Site address, dates, scope, building information, permit register, contractor and owner. The 10-day notification draws from the same record. We don't auto-generate the state-specific form, but the field-hunt is over.
4. Daily field paperwork that doesn't fall behind
Pre-shift JHA, daily log, daily report, incident and near-miss reports. Mobile forms that work on a phone in the cab. Photos attach in-line.

Frequently asked questions
Do we need NESHAP notification for every demolition?
Most of them. The EPA NESHAP rule (40 CFR 61 Subpart M) requires notification before any demolition of a facility, regardless of whether asbestos is present. Renovations only require notification if regulated asbestos-containing material above the threshold quantities will be disturbed. Nexus holds the project data both notifications need.
What's the engineering survey requirement?
29 CFR 1926.850(a) requires that, prior to demolition, an engineering survey of the structure be conducted by a competent person to determine the condition of the framing, floors, walls, and any unexpected collapse hazard. You upload the survey against the project so it's findable during an inspection. We don't generate the survey; your competent person or engineer does.
Can the system handle a mix of structural and selective demolition?
Yes. Projects are tagged by type (full structural, selective interior, partial structural) and carry their own required credential list and document set.
Does Nexus track waste manifests?
Waste manifests can be uploaded as project files. We don't currently model the WSR as a structured record (generator/transporter/destination signatures); the signed copy lives in the project's document register.
